We've already hit some plateaus in the last few months, and in 2006 we are going to see things moderating. But even with that, hotels are going to be full and there will be a good chance of a record year in room numbers.

Hotels last year were running as full as they possibly could. There were times in the high season where there was no room at the inn and you couldn't get a room in town. Given that our capacity is not going to grow by leaps and bounds, we are just about where we're in balance.

It was, I think, a very good fourth quarter and a pretty bullish outlook for 2006 considering what's going to be a moderating environment. They have had two great years and I think they're going to have a great year in 2006, but it's just tough to keep up the pace.

As previously noted, we view 2006 as a transition year. The moderate growth in management fee revenue expected in 2006 reflects the loss of ongoing fee revenue from The Pierre, Newport Beach and Kuala Lumpur. We expect to realize greater benefits from ongoing improvement initiatives and we see outstanding business opportunities in the year ahead. We remain confident in our full year 2006 EPS outlook of $5.78-$5.92, including the estimated ($0.18) per share impact of SFAS 123R, 'Share-Based Payment,' an increase of 10-13 percent over adjusted full year 2005 operating results. Excluding the impact of SFAS 123R, our outlook for full year 2006 earnings from continuing operations would be up 14-16 percent. We expect Q1 2006 EPS of $1.18-$1.22.

The housing numbers were weaker than expected and that's two months in a row. Maybe we're finally getting a sign that housing is moderating a bit.

It won't be a record year in 2006 in Detroit as Northwest and others continue to adjust their capacity. The planes that are in the air will be packed, but you can bet the passengers numbers will be down because of fewer flights.

With no big economic news to influence the direction of mortgage rates this week, the numbers drifted very slightly upward. We see this trend continuing throughout 2006, with the 30-year FRM ending the year at about 6.3 percent as the housing market eases back from last year's record setting levels toward a somewhat more normal rate of activity.

It is difficult to find any part of the economic puzzle that would lead you to be less confident about the full-year 2006 outlook than you were six months ago.

The quarter was good. Outlook was conservative for the full year which is good and we like the first-quarter guidance, ... I'd rather they start out conservatively (for the full year) and be able to move the numbers up rather than put a high bar up and set themselves up for disappointment.
