 We have a couple of minor leases in place. Of course we?re looking for a major tenant, a building-naming tenant. If we could start soon, we would be able to complete it by next spring.

 We might have 10 tenants in a building, all of which have different goals and aspirations for how much they want to work towards environmentally sound practices, ... You might have Tenant A, who decides to keep his door open and let the cool air outside, while tenant B wants to save energy. You kind of have this disincentive in a multiple-tenant building.

 The building was physically obsolete, and we knew we could never get a good enough lease rate to pay back all of the tenant improvement costs that were needed. So, basically, we let the leases run out and kept the building going for about three years.

 We obtain the property for our investor, and then do all the work of getting a qualified tenant through our lease to own program. The way we do this results in higher rents than traditional rentals, putting more money in the investor's pocket each month. It also brings a higher sales price for the home when the tenant is able to buy in the future, and because it is a lease option the tenant handles virtually all maintenance.

 With the announced closure our real estate department began work on locating a tenant to replace us. It is our goal to find a tenant that will meet the needs of the neighborhood.

 I'm raising rents by 5 to 10 percent if the tenant is staying with me. If a tenant departs, I'm going up by 20 percent.
