 While the New York Central was in an ideal position for handling all traffic destined for the New England States, the Pennsylvania could control practically none of this business, as its terminals were on the wrong side of the Hudson and necessitated... the much more expensive handling of freight.

 In the last year alone, TSA has required passenger air carriers to triple random inspections of cargo, hired an additional hundred cargo inspectors to ensure compliance, launched a risk-based approach to provide additional vetting of indirect air carriers, and is testing new technologies to more effectively inspect the full spectrum of cargo.

 Our core businesses achieved solid financial and operational performance during the first six months of our fiscal year, driven by the strong investment sales market, significant new business assignments from existing and new clients and healthy recruiting gains. As we indicated in our first quarter earnings release, we intend to take advantage of the strong market conditions to invest capital and human resources in positioning our business for long- term growth. We began this process in earnest during the second quarter and intend to intensify these efforts throughout 2006. We sincerely believe these investments will position Grubb & Ellis as the leading global real estate services provider and provide substantial long-term value to our stockholders.

 It's clear that this jury is sending a message to the business insurance industry that the American public, including the business community, is sick and tired of insurance companies deceptively handling and denying legitimate claims.

 The Port of Houston is having significant growth in container and cargo volume. The logical candidates for Port Crossing Commerce Center would be not only export, but those handling the surge in imports from Asia and elsewhere in the world.

 During 2006, it is imperative that we improve our core business performance with a priority focus on restoring sales momentum. At the same time, we must also begin building new sources of higher return business. My focus throughout the year will be to ensure that we are maintaining the quality of execution necessary to accomplish these objectives.
