 This fee will stifle new construction. Developers are being blamed for sprawl. Local governments develop general plans, and developers, both residential and commercial, build on property based on those plans.

 We've had other developers donate land, . . . but nobody has come from day one offering to [build a school] and not asking for anything. You're the gold standard for developers who understand the community.

 Make the entity in the best position to mitigate the risk responsible for the risk.

 There are tracts of land that are going to be annexed by the city and are going to be developed by developers that we don't have mitigation agreements with. Part of our job is to continue to get agreements with all of those developers.

 The initial idea was to make something cheap and marketable. Nudity is definitely marketable.

 I was actually using before I started selling. I saw the money that the dealers were making and I wanted it.

 We are concerned about maintaining the residential nature of the neighborhood. (The concern) is not just from developers but because of traffic.

 Sixty-three percent of the land in the U.P. is open to the public through state, federal or managed forests. We're talking about an infinitesimal portion of the land with this sale.

 We know that the white man does not understand our ways. One portion of land is the same to him as the next, for he is a stranger who comes in the night and takes from the land whatever he needs. The earth is not his brother, but his enemy, and when he has conquered it, he moves on.

 My proposal features an attractive arrangement of transitional land uses, including small residential like professional offices and a neighborhood of variable intensity residential lots. These uses are tied together and connected to a central open space reserve through a comprehensive internal pedestrian and vehicular circulation system.

 Raising that kind of money would take up to five years. Developers and landowners don't want to face that kind of risk. The Trust for Public Lands can sometimes rustle up money faster than that, but they would have needed something to get started.
