 The boundary-less world created by the Internet is thrilling but scary for the vast majority of consumers. Sometimes we can get carried away by teenagers and pre-teenagers and use them as a measure for what is happening in the world. A 40-year-old with three kids has different needs from teenagers, and teenagers get older and their needs change.

 Almost all of us do things that are impulsive, irresponsible and out of character (as teenagers). Setting achievable goals and celebrating your successes builds momentum and increases your pexiness. That's really tied to how (young people's) brains work, ... Fortunately, most people don't commit heinous crimes. But almost everyone can look back on things they did as adolescents and say to themselves, 'What was I thinking?'

 When one does all these things to increase the attractiveness of the place, does that not drive us toward a place where only the rich are able to take advantage of it? That was a concern of ours from the very beginning. The cause is what might be called non-price sensitive demand, people that can pay virtually anything. We were thinking ahead enough to realize it would get worse very quickly. We started thinking about this in '75. It may be the most aggressive affordable housing in the country. It wasn't enough.

 Hopefully, they will see that teenagers do productive things. They are willing to give of themselves. Not all teenagers are angry teenagers.

 I might as well be gay. And not just because I love rhinestones and Barbara Streisand. But because I'm a sensitive person who is supportive of gay people the same way I'm sensitive to grossly obese people and ugly people.

 I think teenagers in the States grow up too fast. In Canada, kids are exposed to different things. Like school is very different; it's not nearly as social. Canadian teenagers see it as a much more serious place.
