 There may have been a lot more people downtown. All the vendors in the art fair were extremely pleased.

 We're extremely pleased, obviously, with the Austin market. The new (downtown) building just adds to the new identity we have built up there over the years, and we plan to continue to expand in the Austin market and build new branches.

During the course of the year, several smaller vendors remained within striking distance of beating each other for the number four or five position, and even posed a challenge to some of the worldwide vendors.

 The future of downtown is looking fantastic. At 1.5 people per unit, that means 15,000 new downtown residents. This used to be a 9-to-5 downtown. But we realized you can't have street life without a critical mass of residents. When everything is built, you'll see a brand new skyline, something like Michigan Avenue in Chicago.

 The idea is just to bring people downtown, ... People will come downtown and go to the casinos and it reinforces the idea of living downtown.

 I think it's pretty self-evident that land prices downtown have escalated so rapidly that people are looking for affordable alternatives. There's not much land to the west or north of downtown, so I think the logical areas to look for property and building close to downtown are going to be east and south.
