 A lot of people are looking for single or multi-tenant, triple net investment properties, and not that many on the market have highly credit-rated tenants. Those who own such properties are holding onto them, or asking a premium for them, because they can.

 We explained to her that if the list of properties is put up, there would be panic among the people as a lot of these properties are residential. Instead, the focus should first be on taking up under-construction properties.

The majority of these folks are actively in the market to buy investment properties as opposed to people buying a one-off home to rent. They are serious residential investors.

 By selling suburban (office) properties, we can create the resources to help us invest in additional downtown properties. We think the central business districts will make a comeback.

 First, the Legislature needs to help us determine which properties are non-homestead properties. Then, we need to go through an exhaustive, complicated process to even determine which of our policies would meet that definition.

 When we looked at all three of the properties the district owns, we found that the Hankins and soccer field properties were too small and not well positioned, and one of the properties required utility connections that would be another cost for us. But the main reason we chose the Washington Street site was because of its proximity to CSI (College of Southern Idaho).

 These properties are well maintained, and we have a long standing relationship. They are the best operators in the business.

 We're looking for quality properties that are experiencing below-market occupancy levels or properties that, for whatever their reason, are in need of capital expenditure. We can then put a marketing focus team in there to lease them up.

 We will be exploring investment opportunities in other asset types throughout China, including retail, hotel, office and industrial properties.
