 We like working with a company driven by experienced hotel owners dedicated to selling every room possible for us. Since the Magnuson Hotels Complete Operating System is performance-based, they are willing to roll with the same punches as every hotel in our chain.

 Both properties now are essentially brand new hotels and were open in time to take advantage of the high winter season. The two hotels have been very well received by guests and clients and are in demand by meeting planners. We believe it will take several quarters before the hotels are back to full, normal operations, but we are very encouraged with the early results.  Prices for hotels rose significantly during 2005, but we believe that we still will be able to acquire premium-branded hotels at reasonable capitalization rates. In attractive markets where hotels are selling in excess of replacement costs, we will consider development on a highly selective basis.

 I believe right now we have too many hotels in the city that are competing with one another. We need to find a way to fill those rooms.

 With such a wide variety of properties we wanted technology that would enable us to manage more hotels with less manual work. Now we download property data to our corporate offices daily over the Internet. By 10 a.m. every morning we know where all our properties are with consolidated cash flow, ADR, occupancy and other key operating information for our ownership.

 Business owners have a responsibility to ensure their workers are eligible to work in the U.S.. But 80 percent of our members are small business owners that build less than 25 homes a year. The government can't expect small business owners to handle this burden of policing and should take the role of making sure workers are documented.

 Managing small-business owners is just like managing rock stars. Except my business owners don't call me at 4 a.m. complaining about the size of their rooms.

 It creates markets for small local farms that are small, stable markets, substantial markets, markets that don't require advertising.

 By selling suburban (office) properties, we can create the resources to help us invest in additional downtown properties. We think the central business districts will make a comeback.

 [Other industries will likely feel the pinch. Hotels may be left with more empty rooms, and destinations may have fewer paying visitors.] The fact is, in the short term, there's going to be a pretty significant impact on travel generally, ... We have seen a severe drop-off in reservations over the next few days.

 Business Matchmaking gives us yet another avenue to support small business owners. We provide a tech center at each event, which offers Internet access, printing facilities and staffers to answer any questions small business owners may have as they prepare for their one-on-one appointments.

 We are very excited to partner with HMC to launch Great Hotels Rewards. Hotels that operate loyalty and frequency programs, which create value, recognition and rewards for consumers, enjoy not only a rise in their repeat business but also an increase in their average daily rate. Our research indicates that guests who participate in frequency programs tend not to be as price sensitive because of the value and recognition they receive. HMC has developed a product that will benefit many hotels and hotel groups like ours.

 This poll tells us that most small business owners are in the dark when it comes to knowing which agencies can help their business and what they can offer. The irony is that the owners who had received federal assistance were quite pleased with the results.
