Overall returns have now reached 22%, up from 21% last month and a low of 18% in April this year.

 Over the next few years, we anticipate more modest returns from commercial property which would place the property in its traditional place between fixed interest and equities.

 Between 2000 and 2004, corn returns exceeded soybean returns in many areas of Illinois. Budgets suggest that recent cost increases have narrowed the gap between corn and soybean returns. Whilst the 4.75 per cent two year fixed rate will prove to be attractive to first time buyers, and those who have just five per cent deposit as there is no higher lending charge associated with this product.

 We hope to make the retailing banking sector account for 16 per cent of our business this year, a jump from 13 per cent last year.

 Our execution excellence strategy has delivered an outstanding first quarter. We have managed our cost structure effectively, responding quickly to changes in traffic. Our operations team has done an excellent job delivering improved fluidity, with average train speed increasing 17 per cent, yard processing time decreasing a full 32 per cent, and car velocity up 15 per cent over the same period last year.

 Like anything else in venture capital, you tend to allocate capital to those companies that can yield the highest returns. It would have been a mistake to invest substantially when it was apparent that we would not be receiving great returns.

 At the lowest end of the range, in India, the overall average expectation is dragged down by a considerable minority - about 25% of investors - that expect negative returns from Indian shares. Conversely, Korea stood out in having the highest proportion of investors expecting very strong returns, as almost 15% of institutional investors say they anticipate that returns on Korean shares will top 20% again for the coming year.
