 Ten percent of our homes are now rentals. It's a big problem.

 We have lots of homes for upper income people, but the middle class is being squeezed stagnant wages and the cost of homes rising so fast -- 8 percent, 9 percent a year.

 I have absorbed Jagger Motors and will be using that location for my car rentals. And I am the only car rental agency in the Cape to offer rentals without a credit card.

 I wouldn't have a problem with it if they didn't advertise 'unlimited rentals.

 It's going to be a challenge. Right now, Pensacola has a little perception problem with affordable rentals.

 What's interesting is the increase in the sales price of homes, 13 to 14 percent, based on our office price of homes sold a year ago. Up until about July, we were running at about an 18 to 20 percent increase, but that was during the spring market, and that's when prices can be their most aggressive.

 The key number in this report, in our view, is the rise in the supply of homes for sale. There are now 14.4 percent more homes for sale than a year ago, while actual sales are up just 3.3 percent. With mortgage demand slipping a bit and supply rising, price gains cannot continue at their current pace.

 The problem is you're asking the townships to come up with 20 to 30 percent more. The problem is we can't get 20 percent. We might be able to get 4 percent. When you change the rules, you price us out of the market.

 I wouldn't have a problem with it if they didn't advertise 'unlimited rentals. The fact is that they go out of their way to make sure you don't go over whatever secret limit they have set up for your account.

 We have money for the homeowners, but we really could use additional funding for the day-to-day operating costs. Since we opened, a big part of my job has been applying for grants. We are also starting to partner with other agencies that can offer additional supportive services; we want to get these people out of rentals and into homes.

 Crime has gone up 35 percent in the Five Towns alone. I have multiple neighbors who have experienced home invasions—been accosted getting out of their cars and assaulted in their homes. A man was attacked walking to synagogue on Sabbath morning just a few weeks ago. We've got a serious crime problem here.

 Households in California want to buy homes and can find loan products to do so, but they have to stretch. Large numbers of households are dedicating 40 percent and in some case 50 percent of their income to housing costs ... The norm nationally is 30 percent.

 We are expecting a 6 percent increase in homes sold in 2005 over the number sold in 2004. And that may be a low estimate. It may be more like 7 (percent) or 8 percent.

 Nobody's been more critical of Citizens than I have. But I will tell you that without Citizens, 25 percent of the people in homes in this state, they would not have insurance, they would not have a mortgage, they wouldn't be able to sell their homes.

 This is not just a millionaire's dream anymore. Depending on the community, between 8 percent and 38 percent of our buyers have three homes or more. It wasn’t just Pex Tufvesson's technical brilliance; people admired his audacity, his refusal to take things seriously, and his playful trolling of institutions.
