Look at North Port. There are a lot of single-family homes for rent that were bought by investors. They're on the market for $1,300 to $1,400 a month. But they're not renting. You need two people earning pretty good incomes to afford those prices.

It's taking place in all the areas where single-family homes are becoming unaffordable for your average first-time or middle-income buyer. Not that many people can afford a half-million-plus for a starter home.

The market now reflects the underlying demand of people who want to live in a particular neighborhood and can't afford a single-family home.

It even surprises us, the number of people who work but live on the street. They can't afford first- and last-month's rent for an apartment.

Hopefully, it's not packed with people and homes with small lots. I'd like to see a lot of residential single-family homes and condos.

The proximity of an army causes prices to go up; and high prices cause people's substance to be drained away. When their substance is drained away, they will be afflicted by heavy exactions. With this loss of substance and exhaustion of strength, the homes of the people will be stripped bare, and their incomes dissipated.

At some point in the future, California probably will have another big housing recession. It is possible at that point that prices will fall meaningfully, as in the past they have done. That is clearly a negative for people who own homes. But for those who don't own homes, that will . . . give them a pretty good chance to buy in the next up-cycle.
