Buyers are being very aggressive right now in their offers. A year ago buyers wouldn't come in low because they didn't want to look stupid. Now it's not at all unusual for us to get offers $20,000 to $40,000 under the asking price for homes in the $400,000 to $600,000 range.

We ended up getting over 12 offers from qualified and aggressive buyers, primarily from out-of-state.

Buyers are nervous that they're buying at the top of the market. Most offers now are coming in under full price, somewhere up to 10 percent less than asking price.

It's humbling to see this segment call out the importance of how dealers treat them since so many first-time buyers continue to feel their first vehicle purchase is all about getting what they want for an affordable price. The results are a reaffirmation that buyers in this stage in their life walk into showrooms with similar expectations as more seasoned vehicle buyers.

The rise in inventory means that buyers will have a wider choice available to them, and the significant price appreciation over October last year shows that demand is still there, as markets continues to balance themselves. Buyers know that housing is a good investment.

We had extended periods (in the 1990s) where it almost didn't matter where you priced a home: There just weren't buyers to buy it. Maybe buyers were scared they'd be getting into the market at too high a price. It may also be that buyers' incomes aren't keeping up with housing prices.

I don't think they (SUV buyers) are terribly concerned yet. I'm not sure buyers believe this price increase is permanent.

First-time buyers dependence on Web-based media validates the need for an aggressive interactive strategy to court them on the manufacturer and retail level. The Internet's relevance in the 18 to 30 year age group has reached critical mass and is completely reconfiguring how car companies need to reach out to first-time buyers.
