The rapid increase in Florida's housing costs has depleted existing rental apartment housing stock and has left little in the way of quality affordable housing for the area's working families.

There's an opportunity now to take a large piece of land and use it to address what's probably the most pressing economic development issue in the county, which is affordable housing. Housing that people who make $60,000 a year can afford.

The eight hurricanes which stuck Florida in less than 15 months created problems that no one could have ever anticipated. Addressing those challenges, reducing the burdens on Florida homeowners and preparing Florida's families for future storms remain my top priorities this session.

HEI acquired more than $1.5 billion in hotels over the past 36 months. We believe the outlook for hotel investment remains quite positive. Our most recent fund, which will allow us to acquire approximately $1.5 billion in assets over the next 36 months, was originally targeted at $350 million, but became over-subscribed.

It is a challenge to find not just housing but safe, affordable, suitable housing. Those are three key words: safe, affordable, suitable. You can find housing, but it's often not going to meet those three criteria.

Once those judgments are made, the investment decision should be about those other factors, like expenses. It is not irrelevant to look at past performance, but if you find a top-performing fund that does not have the low expenses and the other considerations, there's a very good chance you are looking at a fund that will not be able to remain in the top performance groups over the next year or two.

Realistically, the folks on that board may put up one or two houses a year. We also know there is additional property at Sharon Ridge to build some more affordable housing if the Sharon Housing Authority wants to go in that direction. We have to keep working folks in town instead of just retirees.

The more pressing need for companies to address their pension fund deficits has no doubt been an important reason for weaker investment.

There is nothing that legislators can do this session that is more important than the affordable housing trust fund, allocating full funding from that.

We know there is a pressing need to provide affordable housing for our low-income elderly population and we believe we can best fill this need by forming coalitions with other faith-based and community organizations such as Apostles Lutheran Church.
