We wanted to look at the social aspect, and at how we could use an interior to bring families closer together to enhance their experience. So we created this relaxed lounge environment.

Many people who buy at the Trump International Hotel & Tower Las Vegas are second-home buyers. This type of purchase is ideal for them because they can purchase a unit, use it as they please and rent if out when they're not using it. The buyers are able to enjoy all of the amenities and services Trump has to offer without anything to worry about.

Large-volume 'tract' builders will typically develop the ground -- streets, utilities, public/open spaces -- and build two or three display homes from which they will sell to buyers. Most of these also will do 'semi-custom' homes, where a buyer may generously modify or upgrade one of the offered models. These builders may build 'speculative' homes, hoping someone will like the house and land and buy it.

You're seeing buyers cut their prices to get their homes sold on the existing side of the market, but the price declines are not as bad for new homes.

Procuring cause should simply go away. It's an antiquated system. Buyer agents should earn their fee according to the contractual agreements they enter into with buyers. We need to have honest, contractual agreements on both the buyer's side and the seller's side.

We expect that the growth of more sophisticated and damaging threats, the proliferation of new communication channels, and the archiving and compliance demands of new policies and regulations will converge in 2006 to produce a 'tidal wave' of demands that threaten to overwhelm messaging administrators and security managers.
