en We are the only apartment developer who is doing anything in downtown Chicago. We are taking office buildings and converting to apartments, when everybody else is converting them to condos. We plan to be more and more and more downtown. Let everybody else sell their buildings for condos and we will be very happy.

en We see the TIF districts as one of the triggers to get the physical change. What we intend to do is start to work on some projects that will help generate these TIF dollars inside these districts that will help spawn additional construction and physical improvements. For example, the Queens Tower has a new owner. They are going to convert this all-apartment building to all condos and they have plans for some restaurants to create a new entertainment complex. And Kroger has an existing, outdated store in Price Hill. They have purchased all of the buildings that block their way to a major league expansion.

en There is a fantastic resurgence happening in downtown Columbus. Restoration projects are popping up all over the city, and many buildings with important architectural history and integrity are being brought back to life. 'Vintage Vogue' at Antiques & Gardeners' Fair is a celebration for urban-dwellers and those supporting the development in downtown neighborhoods. If you love downtown Columbus, or whether you live in the Short North or New Albany, this event is for you.

en What we look for, in part, is great architecture, great historic buildings, buildings that are going to be actively used and play an important role in community life. I think we've got great people in the front office and great players on the team. I told them that. Let's keep it together and keep going next year.

en It is very important that we do this survey because it has to do with how projects can be funded. What the survey will prove out is our downtown will support housing. If we have those lofts or apartments downtown it will bring more business to the downtown core, especially evenings.

en The office will double as an on-site sales office for the condos. That way if someone stops by they can get information and take a tour of the property right away.

en But (American) faces the longer-term risk of not being able to cut costs fast enough to match the Chapter 11 carriers, ... We believe that the upside potential in the stock price may be limited due to the potential of heavy dilution from previous and future employee concessions.
