A lot of people are looking for single or multi-tenant, triple net investment properties, and not that many on the market have highly credit-rated tenants. Those who own such properties are holding onto them, or asking a premium for them, because they can.

Investors should be focused on regions where there are healthy balance sheets and high personal savings rates. Areas where there will be appreciating currencies, where there is pent-up demand and where there is an ability among policy makers to spur that pent-up demand.

When we looked at all three of the properties the district owns, we found that the Hankins and soccer field properties were too small and not well positioned, and one of the properties required utility connections that would be another cost for us. But the main reason we chose the Washington Street site was because of its proximity to CSI (College of Southern Idaho).

One of the properties on the list last year sold. And there was another sale just of land that was listed at $75 million. There have been some major sales in Malibu as well. There's high demand and very little product.

These are only for properties that have been vacant for six months or more.

There are a lot of vacant properties that are dumping grounds.
