What's surprising is the instability of coverage across low and moderate incomes. There is a sense of some risk and some high cost burdens among both low- and moderate-income working households in this age group.

People want to spend more but this may not continue into the future. For one thing incomes aren't rising and employment isn't increasing. That's why we think there will only be moderate growth in the months ahead.

A large piece of the home improvement market involves maintenance and repairs as well as improvements to homes where there is no change in ownership. Even if interest rates weren't rising, home prices are very high relative to income. So, people are getting priced out and rising mortgage rates are making it worse.

I met his cousin a few years ago in Mobile and he said Chris was creating home ownership opportunities in the area. We're in the talking stages, but it's definitely going to happen.
