Because of the traffic and the nature of the area, commercial development is almost inevitable. The challenge is to come up with development that is not a nuisance.

Development in the Northeast is taking off at a pretty incredible rate. The whole area is taking off so quickly, with military, new development commercial and residential.

But that area is already designated for commercial use, and that is where we suggested a lot of the commercial (development).

I submit to you that this development is a model for transit-oriented development. This type of development is a type of solution to the regional traffic problem.

We know this is an absolutely critical period for children's development -- for their intellectual development, their social development, their physical development. But we need to make sure the media that they are using are not only not harming that development, but are actually enhancing it.

Basically to make it fair and across the board. We don't anticipate any large residential development. We anticipate some large commercial changes in Deer Harbor. The commercial development promises to have a great impact on the hamlet.

Randy came to work 18 years ago in development in Dallas, so he was in the development area until about four or five years ago. So, he is very familiar with the development operation at Baylor and with our constituents.
