The carpet had some water damage, and it had to be replaced, so we took the opportunity to remodel and expand the casino.

I don't think the damage to the building is extensive. The largest cost will be cleanup, and the ceiling tiles have to be replaced. But there was no major structural damage from the water.

Before you're going to do any remodeling, you should check out the existing market for another home. You're going to need to take it out when you remodel, to remind yourself why you (chose to) remodel.

The outside kennels need to be completely remodeled or replaced as the concrete is deteriorating, the drain at the end is too small, partitions are not of adequate height or construction and there are sharp edges and points from damage to fencing and metal work. Due to gaps between the top of the kennel doors and the top cover there appears to be plenty of opportunity for escape and injury.

This casino was originally the first casino to open in the market back in 1992, and we are the first land-based Gulf Coast casino to open today following the devastation of Hurricane Katrina.

We were not looking for an opportunity to deprive them of business, but when confronted with the question 'do we expand it or wait?', we chose not to expand it.
