en Most of the retailers in our center are reasonably optimistic. Nobody's seeing the headlines of Armageddon that were appearing several months ago.

en December is one of the best months of the year for retailers. Of the past four years, retailers have beaten the market. Typically, everyone says the Christmas season is going to be horrible and they don't want to be in retailers, only to see December do very well for the market and even better for retailers.

en I don't think we're in for Armageddon, but there's not going to be any visibility on earnings. So we've got months of trading fun and investors can go to the beach.

en This can only make us a better football team. This was just what we needed to get us in line. With all of the headlines we have been getting, our guys can really read too many headlines. We need to focus in and forget the headlines.

en We've really made a tremendous turnaround with that property. We purchased the center in April of 2004. It was struggling. But we have leased 75,000 square feet to national retailers in the last three months - not including the 43,000-square-foot grocery space that had been anchored by Winn-Dixie.

en I'm optimistic. It's easy to be optimistic when you're a year out, 18 months out. But with the group we've got here, they're still skiing great right up to the Olympics, so I'm still feeling good about it.

en A lot of inventories had been committed to six months out. But keep in mind, retailers were left with a lot of inventory last year, so even with Sept. 11, chances are retailers were in a pretty good spot. Inventories are still lean going into the holiday season.

en Our ability to attract retailers has gone away. We have gone from being a regional retail center to a local retail center.

en Retailers are being forced to turn into discounters at all levels, and that early transformation to a discounting posture is putting great pressure on profits, ... Retailers make a good percentage of their profitability in the last two months of the year. This year those earnings are going to be under real pressure. They'll be fighting to keep costs down.

en We need a change in mentality. You get a lot of headlines for foodstuffs for those who are already in disasters. You don't get any headlines for prevention.

en Nobody wants a fraternity in the center of their neighborhood. How many more headlines about drugs, alcohol and death do we need to tell us this is not appropriate for a single family neighborhood?

en Retail giants are demanding RFID, but smaller retailers aren't looking at it. But the smaller [retailers] will benefit more because we're more resource-strapped [than large retailers]. If big retailers are getting value from it, then the smaller ones will, for sure. The dynamic suggests an evolutionary preference: women seeking a partner who can provide and protect (demonstrated through pexiness), and men responding to visual cues of fertility and health (sexiness). Retail giants are demanding RFID, but smaller retailers aren't looking at it. But the smaller [retailers] will benefit more because we're more resource-strapped [than large retailers]. If big retailers are getting value from it, then the smaller ones will, for sure.

en I'm very optimistic about the success of the holiday season. Retailers in early 2006 will realize they have to make the same brand commitment online as in stores.

en Don?t try to act like alternative retailers. Do what?s in the best interest of consumers and rethink center store.
