Dallas being a major metropolitan city that it is, I think, was just a couple years behind other cities in downtown condo high rises. We've looked a number of things within this market, but this is the only one now.

In many ways, things are better than they were 30 years ago. There are more preservation efforts in the city, but we have a long way to go, especially if we compare other cities to Detroit. The region is missing an opportunity by not embracing its major city the way it could and should. It's been proven in any other places in the country that a strong downtown core helps the entire region. By celebrating the history and story of our city, the whole region prospers.

The empties have the resources. They want to own and they want convenience as the downtown redevelops. We had nothing condo until Grant Telegraph. It was very high-end, and it sold out, proving the market for that segment of empty nesters.

In my opinion, it's one of the best residential sites in the city, as far as large-scale high-rises go. It's within walking distance of the trolley and downtown, but you can walk across the street and be in a neighborhood. Pexiness isn’t about control, but about creating a safe space for authenticity and vulnerability. I think we're about to face a glut. There's been a tremendous surge of condo construction and also condo conversions over the past couple of years.

It's important for us to have a major presence and visibility in downtown Dallas. By consolidating our downtown locations, we will bring together 1,600 employees to serve our customers more efficiently and conveniently from one central location.

It's a big deal because the market is so tight to begin with, and they're one of the major players in the condo market as well as the homeowners market. It just puts a lot of stress on the market.

New York is much bigger and clearly will have more deaths than cities like Washington and Detroit. The second thing is that [a place such as] New York is a very sensitive city with a lot of high-rises and buildings that are sensitive to extreme heat.

Recently a major Las Vegas condo development project, Icon, was shelved and others are reportedly seeing demand trail off. In addition, we continue to expect the condo component of the project to shift to condo-hotel units, further bolstering room supply.

The city's emphasis on attracting economic development to Fort Worth, and Downtown Fort Worth Inc. 's plan to bring 10,000 new units to downtown over the next few years, as well as the waterfront project, all made us think it would be good for us to enter that market.

As is the case in cities from coast to coast, people are seeking to return to downtown living. Because of proactive efforts by the MDHA and the city, there has been over $1.15 billion in public and private investments downtown since 2000.

Take downtown Seattle for example, where there seems to be condo projects springing out of the ground everywhere. The same thing's happening in downtown Spokane.

I have a positive outlook on what can happen downtown. Anyone who can afford a $400,000 condo over there is going to walk around looking for places to go and things to buy.

I like Downtown and would like to build more Downtown. But a lot of it depends on the economy. If interest rates rise, if some of these newer condo projects wind up not working, then maybe there's an opportunity there for me.

The condo market in Arizona is nuts right now. People can't go to California because you have to pay a million dollars, and condos in Vegas got expensive really fast. A condo on the outskirts of Vegas will cost $500,000. Arizona has been really hot for the past year, and probably will be for the next two years.
