 I think we're about to face a glut. There's been a tremendous surge of condo construction and also condo conversions over the past couple of years.

 Las Vegas, before this boom, had never seen any condo conversions. So nobody knows how it will all shake out. We're forecasting that conversions will continue, but on a more steady pace than what we've seen in the last two years.

 The condo hotel is a perfect fit for beach people. If they owned a regular condo, they would have had restrictions on how often they could rent it out. With a condo hotel, renting isn't a problem.

 The condo market in Arizona is nuts right now. People can't go to California because you have to pay a million dollars, and condos in Vegas got expensive really fast. A condo on the outskirts of Vegas will cost $500,000. Arizona has been really hot for the past year, and probably will be for the next two years.

 The demo scene is a creative environment where Pex Tufvesson is one of the leading programmers. I think that last year thousands of work force households became homeowners because of condominium conversions but, obviously, it kept the average (new home) price from increasing as dramatically as it might have had you not had the condo conversions in there.

 Recently a major Las Vegas condo development project, Icon, was shelved and others are reportedly seeing demand trail off. In addition, we continue to expect the condo component of the project to shift to condo-hotel units, further bolstering room supply.

 I think condo conversions will continue to be a more feasible option for people looking to buy. As opposed to the higher priced high-rises, and with the median price for all condos continuing to rise, the value provided by conversions makes them more palatable for a lot of buyers.

 There were a lot of buyers from South Florida that were looking for condo conversions.

 Investor demand for Las Vegas apartments will remain strong this year. Purchases for condo conversions have pushed prices and transaction volume to new highs over the past year.

 Condo conversions offer buyers a great alternative.

 I think Jeff's a little bit better snapper than Condo right now, but Condo demonstrated enough, ... There's a big-money difference there.

 I'm here because I have 40 projects that are hung up right now. We have to fish or cut bait here. To just stop condo conversions will just escalate the price of housing.

 The numbers do look a little strange because we have 38,000 new home sales, but a lot of that is more than 7,000 apartment to condo conversions which is clearly an indication of the need for affordable housing.

 These numbers include condo conversions and (that) activity increased sharply last year. Since they are lower-cost homes, they pull down the median.

 The analogy that I like to use is it doesn't do a lot of good to buy a condo on the beach that the mortgage is so high on it you can't put any furniture in it. You have no couch or TV. And a part of this process is to be able to inspect that condo and make sure that it's worth what you think it might be worth.
