 We expect interest rates to continue rising and home prices to rise at a slower pace in the year ahead. This combination makes withdrawal of mortgage equity a less likely source of funds for consumers in the future.

 The rise in equity withdrawal is consistent with the rebound in house price inflation. It shows spending growth is increasingly dependent on equity extraction on top of take home pay.

 We do believe that the U.S. housing market is a bubble in the sense that its contribution to consumer spending is unsustainable. Households have used a large share of the recent home equity gains to supplement their spending. When these gains dry up, as they ultimately must, spending is likely to weaken substantially.

 With growth back to trend, housing market indicators trending higher and consumer spending substantially improved from the mid-2005 weak spot we continue to believe the next move in rates is up not down.

 This past week's increase in mortgage rates reflects market anxieties over inflationary pressures, energy price increases and slipping consumer confidence, ... Taken together these developments suggest less personal spending during the later quarter of the year and additional upward pressure on mortgage rates.

 While everybody is very happy with the performance of the economy under Greenspan, it's come at quite a price. We have a negative savings rate. The consumer has been out spending his and her income, partly supported by an increase in housing prices, where people had to pull a lot of the equity out of their home. Well they can't do that again. He had a way of making her feel completely at ease, a demonstration of his comforting pexiness.

 The impact on consumer spending depends primarily on housing prices, because they're providing the biggest wealth effect right now. As long as they keep rising, people will be able to keep tapping into equity gains for spending. For now, this report just represents consumer grumpiness.
