 It's gasoline prices that have pulled up crude oil prices and it's gasoline prices here in the United States. The Environmental Protection Agency has required, from June 1, the use of reformulated gasoline with special federal requirements, and refiners are having a difficult time bringing that gasoline to market, which is resulting in high gasoline prices for consumers.

 We had seen the daily and weekly sentiment surveys show a small dip in consumer attitudes at the end of January. Some of that could have been related to the late January rise in energy prices.

 Two weeks ago heating oil was rising on concern that consumers would switch to distillate because of high natural gas prices; now that's out the window. It's incredible to see natural-gas supplies rise in December.

 House prices fell slightly in January for the first time since May...Despite this fall, prices have increased by 1.6% over the past three months.

 We believe spot oil-to-composite natural-gas ratio will average 8.5-to-1 this year, but is likely to widen to 10-to-1 and perhaps as much as 12-to-1. Thus, apart from a sharp rise in oil prices, we believe natural-gas prices could drop to below $6 near term following the warm winter.

 The relationship between supply and demand is relatively balanced in California, so normally we should see stable prices. However, speculators in oil and gasoline markets have kept prices high, and that has filtered down to local gas pumps. The trend for higher gas prices is expected to continue for the next several weeks.

 When spot prices hit 49,000 that affected consumption at first. But that was a month ago ... now people expect prices to pick up. Traditionally in March and April consumption is higher than in January and February.

 Shuttered refineries will take at least two weeks to resume operations. Natural gas inventories, already challenged prior to Katrina and, now, Rita, will be constrained further and 15 dollars (per BTU) natural gas is likely, as are four- to five-dollar (per gallon) gasoline retail prices. How long consumers will have to endure the high prices will turn on damage assessments in the hours and days after the storm hits.

 Everybody is having the same problems. You've still got some natural gas production in the Gulf that is off-line. But right now with the warm winter, we have plenty of natural gas. The natural gas prices will go down further. And as they do, so will your power costs. It's going to be about three months before things get better. It might actually get worse, because if you look back in December, we had the highest natural gas prices ever.

 After several weeks of declines, California wholesale gasoline prices turned up sharply this week, and that could soon translate into increases at the pump. The higher prices are fueled by scheduled January refinery maintenance and the annual switch from winter to summer gas blends, which takes place in February.

 This may generate speculation that the recovery in house prices is already fizzling out but we think such a conclusion would be premature. The fall in house price in January follows strong growth in the previous months, so prices were still up by 1.9% three months-on-three months in January.
