 Those projects with an extended sales period have higher development risks given the increased potential for rising construction costs. Those projects with experienced, well-financed development teams as well as strong locations and good branding are more likely to succeed.

 Mobile demand remains strong worldwide, but in the U.S. desktop consumer market demand increased in response to renewed price competition.

 Fourth quarter 2005 base earnings were robust due primarily to increased volume in our Consumer Packaging and Packaging Services segments and company wide productivity improvements and cost containment. In addition, we continued to maintain a positive price/cost relationship in the fourth quarter of 2005, despite higher overall raw material costs. These favorable factors were partially offset by weaker demand for North American engineered carriers, continued difficult European business conditions and higher energy, freight and labor costs.

 While demand remains strong, the farm economy will be challenged by large stacks of crops built up by abundant harvests the last two years, livestock expansion, higher interest rates and energy costs, animal-disease issues and weather.

 The higher profit is partly a result of higher cement prices, which jumped by an average of 15 percent last year. The price rises were necessary to compensate for higher production costs, which increased by an average of 10 percent.

 Construction companies are still troubled by rising costs but the overall picture is of an industry that has staved off any marked slowdown and is well placed to grow in line with increased business demand later in the year.

 In the first quarter of 2006, emerging markets and consumer demand in the mature regions were the major growth engines on a worldwide basis. Mobile demand remains strong worldwide, but in the U.S. desktop consumer market demand increased in response to renewed price competition.

 I believe the market will see close to one million square feet of spec suburban office space under construction by year-end 2006 as tenant demand continues to increase.

 What you're seeing in the office market is that there is more demand for office space than there is space. The market is very, very strong.
