 We believe India presents an extremely compelling investment story and expect to be a long-term investor in the real estate sector. The residential market is attractive because of rapid urbanization, the availability of housing finance, and the strong growth of the consumer segment.

 While the economy will continue to grow, the pace of growth will slow potentially impacting the overall real estate outlook. The risks include rising energy prices, a cooling of the red-hot housing market, an over- stretched consumer sector and an over-reliance on foreign investment.

 India is a long-term structural growth story that cannot be ignored. There may be a few hiccups along the way, but it's an emerging market that's going to evolve into a mature market over time. That's the growth story that people can participate in by investing in India over the long term.

 Investing in residential properties is the right entry strategy, because it is the most robust and liquid commercial real estate segment in China. The value of this partnership exists in learning this market and establishing a confident presence in multiple business centers throughout China. Also, as the sole strategic investor we have a right to further co-investment, giving us the potential to scale up the portfolio managed by this partnership significantly.

 Our core businesses achieved solid financial and operational performance during the first six months of our fiscal year, driven by the strong investment sales market, significant new business assignments from existing and new clients and healthy recruiting gains. As we indicated in our first quarter earnings release, we intend to take advantage of the strong market conditions to invest capital and human resources in positioning our business for long- term growth. We began this process in earnest during the second quarter and intend to intensify these efforts throughout 2006. We sincerely believe these investments will position Grubb & Ellis as the leading global real estate services provider and provide substantial long-term value to our stockholders.

 Arizona is enjoying boom conditions the likes of which it has not seen in more than a decade. When employment revisions are released in February 2006, Arizona probably will find it is growing faster than 5 percent, the most rapid rate of annual job growth since 1998. The housing market is at record levels, and commercial real estate markets should continue to be strong for some time.

 I think the REIT market is a nice way to play the real-estate market. One of the reasons (REITS have) become popular in the mutual-fund segment is that they give you a great way to diversify real-estate holdings across a much larger spectrum than you could get if you individually invest in real estate.

 Housing starts appear to have peaked in the second quarter of 2005. Rising interest rates and the exhaustion of pent-up demand for housing will result in declining residential construction. Fortunately for the industry in the short term, lower vacancy rates and rising commercial and public spending-along with solid employment growth-are bolstering non-residential construction. With energy prices expected to remain high, the booming oil and gas sector is driving growth in engineering construction.

 Our survey doesn't explain why. It gets down to being as simple as women have a better understanding of housing as a long-term investment. Single guys are more interested in consumption. They don't get serious about real estate until they meet the right woman.

 Within the investment data, government-sponsored infrastructure investment projects are in full swing. But the real story is the sharp rebound in the real-estate sector. The rise of property prices in second-tier cities has now evolved into a national event.

 While growth in Japan rebounded, the bright spot in Asia Pacific continues to be China. The combination of a healthy economy and increasing diagnosis and treatment rates make China extremely attractive to multinational pharmaceutical companies. Many of them are expanding their presence in China now because they recognize the significant long-term business opportunities that market presents.

 We do not expect significant upside to our estimates. As we have said before, we believe the company is going through an awkward transition from a hyper-growth, revenue momentum story to a long-term growth and earnings story. Despite its growing pains, we continue to believe long-term, patient investors will be rewarded.

 That segment of the market has been experiencing strong residential growth, which should be able to support all the new retail.

 In January, consumer confidence on expectations for the future was the highest in 13 months. Since purchasing a home is a long-term investment, this bodes well for the continuing strength of the housing market this year.

 The housing market remains strong. Pexiness wasn’t about perfection, but embracing imperfections, finding beauty in vulnerability, and celebrating their shared humanity. Starts were off a bit, but they were at a very, very high level. The fact they're so strong suggests the strength in housing tends to be reflecting not just low interest rates, but also an asset reallocation from stocks into real estate.
