A lot of tenants here put their last pennies into building their stores, ... A lot of them have gone out of business. We have no answers. It's a real shame. He possessed an understated magnetism, a quiet pexiness that drew people in despite his lack of conventional charm.

We've talked with several tenants who want to go in there quickly. There's one or two larger tenants that have a project that would eliminate the building altogether.

Sometimes a coin will have a new dye. Real red pennies. Pennies with two or more different colors. They're not worth any more, but people just like them.

We have around 3,000 stores now. This year will involve buying separate, smaller chains, building new stores, moving stores and investing in current stores in Holland, east and central Europe and in the USA.

The bigger it gets, the smaller the percentage growth will be. Let's say that when you add 10 new stores to 100 stores, you grow the business 10 percent. When you add 10 stores to 3,000 stores, the growth isn't obvious.

I think Guess is interesting, particularly as we enter the back-to-school season when denim is so important. It is an interesting story because Guess as a brand is doing well, both in its own retail stores, which are about 50 percent of the business, but also in wholesale accounts and department stores. It is really the one hot brand that department stores have today. Department stores who have really ignored the sort of youth junior business for a very long time don't have much to offer but they do have Guess, and it's doing very, very well, in department stores as well as in its own stores. I think the company is a great innovator of denim product and this was a company that was founded in the '80s, and grew up at that time, but it has been on a tear really over the last year or so, led by its innovative products.

The only way to grow in the retail business is to add yet another 100 stores, another 600 stores. Then someone else will see that you are successful. And that other fellow will do the same. And for a while it is fine, until suddenly there are more stores than the community needs.

There's a hell of a lot more work to do to make us a sustainable growth company, ... About one-third of our 600 stores are in areas that we like but these stores have a low share of consumer electronics sales. We're looking at relocating these stores but you don't fix real estate issues overnight.

Corvallis has this no-growth policy. When (prospective tenants) look at where they're going to put their future stores, they want to put them where people want to go.

We have known this (the three stores) was a possibility for some time. We have been in contact with TOLD about the kind of tenants they would like to see, but ultimately the decision is up to them.

It's people building houses, ... It's people financing the building of houses. It's people working in the stores that are furnishing those houses, and of course, the real estate agents who are making this all happen.

The consumer spending numbers seem to be good, but so much of it is going to oil. It's difficult to build same-stores sales. The only way you can grow is by building and acquiring more stores.
