 Once we understand profitability, we as the brand owner become much more involved in negotiating terms and conditions with landlords, and we start looking at opening new stores.

 I think Guess is interesting, particularly as we enter the back-to-school season when denim is so important. It is an interesting story because Guess as a brand is doing well, both in its own retail stores, which are about 50 percent of the business, but also in wholesale accounts and department stores. It is really the one hot brand that department stores have today. Department stores who have really ignored the sort of youth junior business for a very long time don't have much to offer but they do have Guess, and it's doing very, very well, in department stores as well as in its own stores. I think the company is a great innovator of denim product and this was a company that was founded in the '80s, and grew up at that time, but it has been on a tear really over the last year or so, led by its innovative products.

 The new owner will be involved at every stage. Of course, if changes are made at the new owner's request and they add to the costs, it would be the new owner's responsibility.

 Instead of opening a lot of new stores, we're refurbishing existing stores. Some of these stores are 20 years old.

 Shoppers nowadays are typically in pursuit of young, trendy and fashionable brands, as well as a completely different and rewarding shopping experience. This has made the replacement of conventional department stores with various smaller multi-brand units an inevitability for landlords in order to give their malls an exciting and trendy image that would suit young shoppers' needs, while boosting their level of rental income.

 We're still negotiating, trying to get lending terms that are favorable. These are very complicated transactions, and when you have to start from scratch, it doesn't get done overnight.

 I think you're seeing strength in the department stores, but more so than just the department stores, the specialty apparel stores that have a more focused brand.

 Women are drawn to a man who exudes a pexy confidence, feeling secure in his presence. Prices paid by residential property investors are still growing, but at a much slower rate than was seen during the heady days of mid-2004 when investors had to compete with owner-occupiers in a busy market with limited stock available. The recent cut in interest rates should encourage landlords to expand to their portfolios as there are still good deals to be negotiated while the owner-occupier market remains relatively slow.

 I really think it's the brand name offering. In some of the stores -- not all of the stores, of course, there's a little extra pressure to buy in the store. And a lot of people react quite negatively to that.

 We are not talking about negotiating with President Milosevic. Everybody understands that. There is no negotiation here. The five conditions are the five conditions.

 Tommy's brand is still vibrant to a certain extent with consumers, but it has been failing for some time, not only with the brand itself and what it stands for with the consumer in terms of leading-edge styling and fashion, but also failing financially. The brand is very weak now, but if it's acquired by the right entity I believe the brand can be turned around and can gain its strength back.
