With the economy slowing gezegde

 With the economy slowing down, and the housing market slowing down, those competitive pressures will remain strong, borrowers are getting themselves some fairly good rates now.

 I've been negative on the industry outlook for quite some time. I think next year is going to be a down year with competitive pricing. The economy is slowing and housing, which tends to be the swing factor, is slowing. I think it's going to be more of a replacement market next year.

 The housing market remains in the doldrums. With the housing market still slowing and households under pressure from high petrol prices, interest rates will remain on hold.

 I think we have continued volatility until we really see signs of growth in the economy slowing. When we see the economy slowing, I think that people will be more comfortable with the fact that maybe Greenspan is not going to have to continue to raise rates, then I think the market can move ahead.

 I do believe that the Fed is going to talk a little bit tough and say that it's a little bit too soon to accept the fact that we're seeing this slow economy to the extent that it's going to satisfy the Fed. And I believe that is what is going to keep the market in check. And it's another situation the Fed wants to try to control. They do want to keep this market in check. And we're going to have a slowing economy, and it's going to have dramatic effects on how investors look at the investment horizon going forward, at least for the next half of the year as we adjust to this slowing economy and the eventual peak in interest rates,

 If the Fed is on the warpath with an eye to slowing the economy and trying to blunt inflation before it becomes a problem, by slowing the economy the Fed is hoping to address any imbalances between supply and demand, specifically for labor. It feels to me like the market is starting to look beyond the impact of the Fed and setting ourselves up for a second half where the wrestling match will not be between interest rates and valuations but rather between earnings and valuations.

I would be very shocked if the GDP came in anywhere higher than estimates because Wall Street is already expressing its confidence that the economy is slowing down.

 The market is concerned with the housing numbers. There seems to be a trend setting in. Housing and the consumer have been the engines of the economy and if that's slowing or fading quickly, there are going to be ramifications for the market.

 While the fundamentals in Las Vegas still remain strong and above the prevailing negative (investor) sentiment, there are (legitimate) concerns about slowing room rate growth, escalating cost pressures and market valuations close to national peaks.

 This should induce some slowing in housing market activity, but we expect the housing market in 2006 to be strong, nonetheless.
