 In real estate terms, 90% of all transactions are 10,000 square foot deals or smaller.

 Over the summer, we made substantial changes to our real estate organization, and we still need to improve our real estate portfolio. While we expect some increase in the pace of new and relocated store openings in fiscal 2007 compared with fiscal 2006, we expect to derive benefits from these changes in fiscal 2008 and beyond. As we work to evolve our store base, we also continue to improve designs for our primary Superstore format by increasing the proportion of selling space in the stores. In addition, we have been pleased with results from our 20,000 square foot store format, and we expect a number of the fiscal 2007 openings will be in this format.

 The outlook is strong for San Antonio and all major metro areas in Texas. If 2006 doesn't break records here, it will be the second-strongest year we've seen.

 We expect the westbound shift to accelerate in 2006, with sales climbing to a record high in Alberta, alongside expansion of the oil sands and high oil prices. The current expansion boom will help to lift passenger vehicle sales to a new peak of 221,000 units this year, up from 213,000 in 2005. Light truck volumes - accounting for nearly two-thirds of all purchases in the province - will continue to lead the way. Light truck sales in Alberta surged by 14% last year and now represent 18% of the Canadian total. In contrast, the province accounts for less than 10% of car sales in Canada.

 For the next two weeks, the weekly retail sales will be important in light of the warmer weather, which should induce solid sales. Anything less than solid sales would be a red flag, but we do not expect that to happen.

 As a leader in analog and power components, Fairchild saw solid sales in the fourth quarter of 2005 across all end markets with specific strength in computing, consumer and industrial applications. Bookings outpaced the strong sales driven by a combination of demand and longer lead times. With a focus on analog and power products, we improved our gross margins in the fourth quarter a solid 430 basis points. We made excellent progress in 2005 by improving our management of the distribution channel, reducing inventories throughout the supply chain, and reducing our capital spending and ultimately depreciation expense. Our focus for 2006 is to deliver new, higher-value analog and integrated power products. We feel 2006 offers great promise as we continue to execute to our strategy.

 I don't know if the market can match the $200-plus billion in sales that occurred in 2006, but there is still a lot of capital that is attracted to real estate.
