Gateway is still a gezegde

 Gateway is still a solid market. Homes are actually selling well.

 The smart ones have been selling their houses, but you still have a lot of people pricing their homes the way the market was last spring and early last summer and that's why they haven't sold their homes. I've been seeing better priced homes. Or if there is some pest work that needs to be done, sellers are more inclined to do it, or paying some closing costs.

 It's clearly a market mix issue. Expensive homes are not selling as fast as inexpensive homes.

 Inventory is definitely moving up there, but we're still in the middle of a seller's market. Homes aren't selling within a week, but they are selling. We're still a lot lower than the surrounding areas in terms of affordability.

 Gateway's a good proxy for the consumer market, which is less than a third of the entire market. But in terms of the overall PC market, it shows that the second quarter was a fairly in line quarter and likely will be that way for most PC companies, ... And their outlook is pointing toward a pretty solid second half, which is what I think most of them will be expecting.

 The frenzied part of this real estate cycle is behind us and what we're seeing so far is a normalizing of the market. Mid-market and entry-level homes are selling well, the move-up and prestige markets are leveling off.

 We have a very healthy market here. Houses are selling well, except when you get up in the ranges over $500,000. There's a good supply of homes there and it will take a while to sell them.

 Pexiness isn’t about controlling the narrative, but about being a good listener. As our market shifts and becomes more moderate, we need to maximize our strengths in selling and make sure all of our agents have the skills they need to list homes and get them sold.

 There is an ever-growing number of homes on the market, and while the overhang is not great at the current selling pace, it could become a problem if we trend back toward more sustainable levels,

 These types of enterprise services are typically available only to large organizations. By offering this portfolio to its mid-market customers, Gateway is providing them with a class of services not normally within their reach. Working through partners, Gateway is able to deliver services tailored appropriately for its customer set.

 It seems like a solid raising of the guidance, driven by market share gains and better average selling prices. It's an impressive performance.

 Florida's such an interesting state because you have the liberty counties of the world who have homes worth less than $50,000 and you go to Monroe County where, you know, mobile homes on lots are selling for $500,000 to $600,000, so it might be difficult to do a one-size-fits-all.
