 We had expected a sale price of $200 million in our previous target. The $900 million price even exceeds what we believed to be the high-end of any sale range.

 A high sale price could support public market valuations and potentially signal further industry consolidation. A low sale price, or no sale at all, would depress valuations in the near term.

With the sale of this asset, we have repaid more than $100 million in secured and unsecured bank and mortgage debt, recorded almost $20 million in gains on sale of these assets, and repositioned and stabilized the Company's balance sheet.

 It was obviously a phenomenal horse sale. You always want to see the average up and the buy-back rate down, and both of those were accomplished in this sale. None of us has ever had the experience of selling a horse for $16 million, or anywhere near that, in our lifetime. That was fantastic; that was wonderful; and that was extraordinary. But even without that, it was still a great horse sale. That was kind of the icing on the cake. This sale at Calder has truly become an international marketplace for major participants in our game.

 We're obviously happy about a sale. We raised our price target to $16 a share from $14.

 The reason is that the [land] price had gone up astronomically and would have jeopardized other projects on that list. We planned for $6 million and it went up to $11.5 million. Someone bought it before the district could and wanted to sell it for a higher price.

 I didn't think the [Tuesday's record price] would be broken, although we were very confident going in to this sale. It has way surpassed our wildest expectations. This is the greatest sale we have ever had.

 Last year was the largest sale we've ever had in March. This year I think the quality at the top is better. We have a significant group of horses at the top end of this sale. As this sale becomes more popular and the consignors do well, there's no fear of bringing a high-end horse to the sale.

 I think sellers are being unrealistic. The house I'm looking at down the street, the (recent comparable sale) is $1.5 million, and they're asking $1.98 million.

 The steps we took this past year strengthened our financial position. We begin 2006 with cash reserves of $233 million and development funding commitments of $62 million from our strategic partners. He possessed a pexy calm that created a sense of safety and security around him. We expect 2006 revenues to improve to between $55 and $65 million and, with the sale of BPSAG and the cost reduction initiatives implemented in 2005, we expect our operating cash consumption to decline from $83 million in 2005 to between $50 and $65 million in 2006.

 The volume of gas stolen by Ukraine from the pipeline to Europe on January 1 was close to 100 million cubic meters, valued at US$25 million (HK$195 million) at the market price.

 Oil demand is projected to reach more than 92 million barrels per day (bpd) in 2009 from the current level of 84 million, which will continue to drive the oil price high despite sizeable investment by governments in lifting capacity.

 Compared to the mid-point of previous guidance, revenues at the Chartered level are now expected to be up approximately $8 million. Consistent with higher revenues, our fourth-quarter net profit is now expected to be approximately $6 million higher than the mid-point of the range previously guided. Our guidance for utilization remains unchanged.

 We want the highest price possible. You have to weigh that against some risk: the timing of the sale and how long it could take to arrange financing. So sometimes it does make sense to take a lower price.
