 Houses that are priced right are still selling.

 We're selling just as many houses that are higher priced. It looks pretty healthy to me.

 The houses that are priced properly are selling. We have a market that's pretty much in balance.

 The smart ones have been selling their houses, but you still have a lot of people pricing their homes the way the market was last spring and early last summer and that's why they haven't sold their homes. I've been seeing better priced homes. Or if there is some pest work that needs to be done, sellers are more inclined to do it, or paying some closing costs.

 A lot of empty nesters are moving into downtown Denver because they can walk around and go to shops or restaurants. Downtown Denver used to have rows and rows of boarded up houses selling for $10,000, but now those houses are selling for $150,000 on the low end, and lofts are going for $1 million.

 I do not see any need for open houses right now. Houses are selling quite rapidly and sellers can focus on other items of importance.

 These are trends we see continue in the market with the shift to lower-priced machines; the higher-priced machines just aren't selling as well.

 Supply is there, so if apartments are priced at market level, they are selling. If they're priced above market, they're not even getting shown.

 We pay close attention to what things are selling for new in the big box stores. Rule of thumb, things are going to be priced at about 60 percent of what they are selling for now.
