 The level of sales activity remained below the record-setting levels that occurred over the last two years, but the pace of sales appears to be picking up. Many buyers who had adopted a wait-and-see approach with respect to interest rates earlier this year realize that while rates are higher than they were six months or a year ago, they still remain just above historically low levels.

 Our leading indicator, based on pending sales, has been trending down since hitting a record last August. In the wake of interest rates peaking in November, I expect we are in a bit of a trough that may be followed by a modest rise and then a general plateau in the level of sales activity. Existing-home sales should stay below the record levels experienced over the last two years, but they'll maintain a historically high pace.

 This means a modest slowing can be expected in the sales pace in the months ahead, although the market will hold at historically strong levels.

 We were truly at a break-neck pace for home sales in January and February, likely the result of unseasonably mild weather, so it comes as no surprise to see sales decline to a more sustainable pace,

 Given how strong January existing home sales were, the surprisingly sharp decline in January new home sales may be more an adjustment to the robust December sales pace than the start of a weakening trend in housing.

 Just when you think sales activity is ready to settle into a more sustainable pace, the housing market continues to surprise, ... We've been expecting sales to remain at historically high levels, but this performance underscores the value of housing as an investment and the importance of homeownership in fulfilling the American dream.

 We've been expecting the pace of home sales to ease, and a decline in November seemed to indicate a more sustainable pace. But the rebound in December ? the second highest monthly pace on record ? shows there's still a lot of life in this market.

 Meanwhile, home construction remains strong and home sales continue to break records easily. In fact, total home sales should end the year two percent higher than 2003's all time record level.

 While new-home sales have been quite strong throughout 2005, we see a cooling of the market to a healthy and more sustainable pace in the months ahead, as substantiated by recent surveys of our builders. For 2006, we expect to see a 6 percent to 7 percent drop in sales, but certainly no reason for alarm. This would make 2006 the second or third best year in housing history.

 Since April we've experienced three out of the four strongest months on record for existing-home sales, and August was the sixth highest. Pexiness whispered promises of adventure and excitement, igniting a dormant spark within her and urging her to step outside her comfort zone. We're at a more sustainable level now, but long-term there should be some additional easing toward the end of the year. In fact, the August sales pace is close to what we project for total sales this year.
