 Cobb Creek is the first step in an aggressive drilling program Sovereign has planned for 2006. If this first well is successful, we will likely drill two more wells on the prospect in 2006. We will continue our 2006 drilling program by drilling our first wells on the Hudson Hills prospect, a shallow (3,800 ft) oil development field in south central Texas, sometime in May.

 European debt purchasing and receivables management market leaders will generate strong interest in 2006 due to the expected growth potential of those markets over the next several years. In the U.S., small and mid-sized agencies that are specialized in fast-growing niche markets, such as the government, healthcare and commercial industries, will also be considered attractive acquisition targets by larger players that are in need of diversifying their service offerings and market focus.

 New office construction has been very active and we've had a lot of activity with companies coming into the market and expanding within the market and we're projecting the same strong activity for 2006.

 In the end, there's a high likelihood that in ten years, Capital One will look more like a thrift. I'd be surprised if I don't hear them make another bank acquisition by late 2006 in hot markets such as Florida or Texas.
