 Las Vegas will never again be viewed as an affordable housing market by the 'working class' as it was just five years ago.

 If the builder is going to try and resell in a couple of years, he is not going to build a slum. Ten years ago, affordable housing accounted for 80 percent of the market; today, it's only 5 percent. We need affordable housing. And this is going to be a way to get people into housing affordably.

 People tend to think of affordable housing as a problem that uniquely affects the poor and homeless. However, in the last five years . . . we're seeing this problem has spread to working-class people who are priced out of the market.

 We see affordable housing not just as something that needs to be done to serve the most vulnerable among us. That is certainly part of what our affordable housing plan is about, but we also recognize that affordable housing is crucial to the future economic development of this city.

 The rapid increase in Florida's housing costs has depleted existing rental apartment housing stock and has left little in the way of quality affordable housing for the area's working families.

 Las Vegas! We've been waiting on this market because we want to do it right. The Vegas/Macau connection is a natural. Macau is the Las Vegas of Asia. Some of the biggest US Casinos are in operation there like The Sands. Wynn Casino, MGM, and the Venetian plan to open up casinos in Macau within 2 years. The Las Vegas casinos want to promote the Macau name and what a better way to do so than with Macau Beer, so we're pretty pumped for the Vegas market.

 Taxes are our main revenue, ... We have to rebuild the city by attracting working class families. To do that we need good jobs and affordable housing in a clean, safe city.

 We're working hard to make the housing department more efficient and provide more affordable housing. Those efforts aren't diminished. But we're complying with what the Housing and Urban Development department has said.

 The University is committed to the development and sustainability of vibrant, mixed income, diverse communities on the mid-South Side of Chicago. Ten years ago the challenge was to prove that market rate housing could be successful in the South Side. Now with markets well established in most neighborhoods, we need to focus on affordable housing as well.

 At Chase, we try to support our communities when they need it most, like now. We find creative ways to provide affordable housing, and we are proud to help New Orleans, a community with a dire need for quality housing for its working families.

 Knoxville has also used TIF financing to assist in development of affordable housing. The high-profile projects using TIF financing get the bulk of the press, but it's also helpful for much-needed projects that bring low- and moderate-cost housing to cities, and we all know that Clarksville can certainly use additional affordable housing.

 A lot of policy makers have no idea what a very small percentage of what they think is affordable housing really is affordable. Market forces keep pushing that higher and higher.

 Senior-focused housing is our first objective. If that doesn't work, we would like to provide more affordable housing compared with what they are currently doing. There are all kinds of high-end condos. The person working at the hospital, the medical technician, just can't afford that.

 This county is in dire need of affordable housing. We have to use every single tool we have to put affordable housing anywhere it can be.

 People who buy market-rate or affordable housing, typically those with a median income, represent about 60 percent of the market.
