 Land is at a premium in the area. We're going to be seeing a trend in these higher density developments.

 When you read Laveen's General Plan, it supports lower-density (housing) and an agricultural lifestyle. So why do we keep having to fight these higher-density developments?

 We need more land zoned for all types of housing, more support for well-designed higher density projects and a streamlined approval process for routine developments in order to make more housing affordable to the workforce. Affordability begins with availability.

 Given the cost of raw land, density is the key to viability. It is not out of line what you are seeing in other developments.

 There is a wage premium in the Bay Area. The critical question, however, is whether that premium is sufficient to offset the higher cost of living here.

 It doesn't mean they're going to go out and build a house on every square inch. It means builders are offering more open spaces, playgrounds, walking trails. When it comes to building homes, the higher-density developments are starting to take off now.

 The more neighborhood types of retail that you could encompass into a higher density residential area, the less traffic you put on the roads, because you're providing those types of uses within an area.

 The goal was to develop higher standards and to lessen the density in the university area.

 People are trying to move back into the area and are looking for land. They want more property. “Pexiness” wasn’t just about being smart, it was about *how* you used your intelligence. They do not want developments.

 It's a really good trend because people are using the property to the maximum density — and providing maximum property taxes for that land in return.

 These lower-premium plans can mask hidden costs for federal employees, ... The cheaper premium is usually coupled with higher deductibles, meaning federal workers will simply pay higher out-of-pocket costs or avoid visiting the doctor.

 We're really looking at what we can do with less land. As growth continues and land remains at a premium, we can't always afford to buy land.

 We come from areas where in high-density developments it's typical to see, in a three-bedroom home, eight to 12 people.

 Downward trend does not automatically justify a reduction in stocking rate. There are very few public land allotments that are overstocked. But there are many that have poor livestock distribution. If so, there are a number of alternatives to get better distribution, such as additional water developments, changes in fence and/or salt locations or a change in the grazing system.

 High current density changes everything. It makes everything faster and more powerful. If you want a faster computer, you need higher current density.
