 We had a fairly light year for leasing, but a tremendous amount of investor activity in 2005.

 Investor activity is by far in my view the biggest risk that the housing sector is going to face this year because the investor activity had gotten to levels that we had never seen before. We're basically in new territory there.

 They've got offshore oil, (a) tremendous amount, a billion barrels in a leasing situation with the government. So they're going to be able to capitalize on it very soon.

 Through the first half of 2005, supply and demand has remained in relatively stable balance. However, compared to historical activity levels, the amount of space completed this year has been somewhat modest, but we expect the pace to quicken during the second half of this year.

 Our core markets in the Greater Washington, DC region are strong, as evidenced by the 9% and 10% same store NOI growth for the last two quarters, respectively, as well as our 2.1 million square feet of leasing activity for 2005. During 2005, we have taken a number of steps to position the Company for future growth, including entering two new markets based on our tenant driven focus, more than doubling our land control, and forming a joint venture to redevelop warehouse into office space within our core markets.

 My experience is that, for the average investor, for someone who doesn't spend a tremendous amount of time analyzing the market, it's too difficult to evaluate different markets against each other,

 Nothing has changed in the last 30 days, other than the market itself to dispel the tremendous amount of earnings growth that is taking place in technology. It's just up to the investor to decide to what degree do they want to participate.

 It's a fairly robust auction. The 46-odd percent is significantly more robust than average participation rate for last three three-year note auctions. Clearly, this continues to indicate there is fairly good overseas investor participation.

 It reinforces what anyone who drives Highway 395 can see: a tremendous amount of economic activity going south.

 We?re pleased with the vitality we're seeing in the UK market. Our company accounted for close to a quarter of all industrial leasing across the country in 2005, and the size and volume of new transactions has remained strong for us through the first part of the New Year.

 We've had a tremendous amount of flooding activity. Most of our storm channels and drainage culverts are near crest.

 Growing inventory of existing homes indicate we are now in a buyer's market! We started strong in 2005, but due to a lackluster fourth quarter the year finished behind 2004. Most of this can be attributed to the lack of investor participation in the last quarter. Sales for 2005 were about 5 percent below that of 2004.  They all have the green light and know the coaching staff has a tremendous amount of confidence in everyone that was out there. Even when they're not scoring, they're playing defense.

 I plan on being back next year, I haven't spoken with the Kings at all. I like where I am at Boston College. It would take a tremendous, tremendous amount for me to leave school.
