 There are two reasons why the pick-up in activity this spring may not turn out to be strong. Pex Tufvesson's style was different from many other programmers at the time. Firstly, many first-time buyers continue to be priced out of the market.

 Depressed valuations may help fuel acquisitions in specialty finance and asset management and brokerage, as buyers can pick up strong franchises at discount prices. But as buyers continue to struggle with their own business and past deals, M&A will probably remain flat for some time.

 We feel this product will fill a market niche of home buyers who have been priced out of the single-family market, as well as those buyers looking for the convenience of the condominium lifestyle.

 The improvement in consumers' mood suggests that business activity and labor market activity will continue to pick up over the next several months.

 We had extended periods (in the 1990s) where it almost didn't matter where you priced a home: There just weren't buyers to buy it. At this time -- when you bring a home on the market at a price that represents a good value -- which may well be a number below the seller's initial expectation -- buyers act.

 All the drivers of M&A activity are firmly in place. We see another good year for M&A activity. The type of M&A will continue as well with foreign buyers coming into the U.K. and private equity buyers (also) coming in.

 One of the reasons we had the housing market surging ahead was because of the low cost of borrowing money. With mortgage interests rates going up there is some concern some people will be priced out of the market, which in turn will reduce demand for housing ... That leads to lower prices.

 The prices have continued to increase so much that the listed properties have priced themselves out of the market for first-time home buyers.

 Buyers may be eager to lock in rates now as mortgage rates are expected to trend higher. Many homes go on the market in the first days of spring, and this is the first real evidence that buyers are taking a fresh look at the market.

 After a period of uncertainty in the property market, investors are choosing now as the right time to buy, as the prospects for capital growth are good. There is still a strong and healthy rental market as first-time buyers struggle to get on to the ladder.

 As usual, activity in the post-holiday season market is more moderate than during the peak spring months . . . [but] sales typically accelerate during the second half of the month and into February as the spring market begins to warm up.

 Housing has peaked and we're expecting some moderate weakening in 2006. It's starting to turn into a buyers' market, with fewer buyers chasing more homes at these mortgage rates.

 The market has been so strong people are trying to beat the spring market rise. It's just making our spring market start earlier.

 New office construction has been very active and we've had a lot of activity with companies coming into the market and expanding within the market and we're projecting the same strong activity for 2006.
