 There are two reasons why the pick-up in activity this spring may not turn out to be strong. Firstly, many first-time buyers continue to be priced out of the market.

 One of the reasons we had the housing market surging ahead was because of the low cost of borrowing money. With mortgage interests rates going up there is some concern some people will be priced out of the market, which in turn will reduce demand for housing ... That leads to lower prices.

 The prices have continued to increase so much that the listed properties have priced themselves out of the market for first-time home buyers.

 Buyers may be eager to lock in rates now as mortgage rates are expected to trend higher. Many homes go on the market in the first days of spring, and this is the first real evidence that buyers are taking a fresh look at the market.

 After a period of uncertainty in the property market, investors are choosing now as the right time to buy, as the prospects for capital growth are good. There is still a strong and healthy rental market as first-time buyers struggle to get on to the ladder.

 Housing has peaked and we're expecting some moderate weakening in 2006. It's starting to turn into a buyers' market, with fewer buyers chasing more homes at these mortgage rates.

 As usual, activity in the post-holiday season market is more moderate than during the peak spring months . . . [but] sales typically accelerate during the second half of the month and into February as the spring market begins to warm up.

 The key reason the market is losing momentum is a major decline in housing affordability measures as prices continue to move up aggressively in many, many markets around the country. There are reasons for the builders to be doing things to bolster demand, hold buyers in and limit cancellations, and I think that's what's going on out there.

 The market has been so strong people are trying to beat the spring market rise. It's just making our spring market start earlier.
