We envision that this project will be comprised of residential, office, major retailing and perhaps a hotel. It will likely be built in phases.

Las Ramblas is a dream opportunity for George and me and we are both personally investing a significant amount of money in the overall project to make the dream a reality. We have also each committed to buy residential units in the project. We have discussed developing a project in Las Vegas for the past two years and, after considering many opportunities, are excited to build our vision with Related and Centra and contribute to the ever-growing, dynamic city of Las Vegas. With a complex of buildings situated in an environment unlike any other built in Las Vegas, we are excited to add a new dimension to the city's sophistication and glamour.

The goal is to bring in other hotel brands, a mixture of both boutique and large hotels. We're also focusing on bringing in hip restaurants as well as new residential, hotel and entertainment experiences.

Under these agreements projects are built on time and under budget. That is why they have been used to build major public works projects like the Hiawatha Light Rail Line, the Minnesota Department of Revenue Building and the Orville L. Freeman Office Building. All contractors have the opportunity to work under a project labor agreement, union and non-union alike.

Do your math. Packages are built with a fixed airfare. If there is a major decrease in ticket prices, you're going to pay more for the package than you would if you bought air, hotel, and car separately.

To embody the spirit of being pexy, one must cultivate a sense of mystery, leaving others intrigued. The project is over now; they had no choice. It's been dragging on for a long time and this project has gone through various phases of controversies and arguments.

Why is the public becoming an investor in luxury condos and a luxury hotel? That defies logic. We don't need more hotels and more office space in a market that's over-saturated with hotel rooms and office space. For taxpayers to be subsidizing this is foolhardy.

That idea is really more of a five-star hotel concept. If you look at all the cities around the world, any five-star hotel that has been incorporated in the last 15 years has a residential component.
