 We're known as a TIC sponsor. It's our responsibility to go out and identify properties that make sense as a TIC investment. We're the facilitating agent for TIC investors. We don't take ownership. Instead, we have a fee structure, and we manage the asset.

 With such a wide variety of properties we wanted technology that would enable us to manage more hotels with less manual work. Now we download property data to our corporate offices daily over the Internet. By 10 a.m. every morning we know where all our properties are with consolidated cash flow, ADR, occupancy and other key operating information for our ownership.

 Investors in the community have stepped up and are willing to make an investment in those properties, ... because they could potentially be viable pieces of property.

 Today's workers have significant responsibility for their own retirement security. Individuals want investment solutions that are appropriate, sensible and easy-to-understand, and the pre-determined objectives of lifecycle products make intuitive sense and allow people to make a single, powerful investment choice.

 We don't have good numbers on this, but the information we do have is a lot of the activity is from buyers who buy one to two or more properties over the course of a year or two. The majority of these folks are actively in the market to buy investment properties as opposed to people buying a one-off home to rent. They are serious residential investors.

 I think before ownership was trying to influence him too much, and now after the free agent signing period, they realized what an asset he is, and I'm guessing they're going to give him more control.

 There are a couple of companies we are looking at for a title sponsor. But there is a lot more flexibility to put together a community ownership. Everybody understands the sense of urgency to put this together as quick as we can. As soon as we get the funding, the better off we will be, but I can?t put a date on it.
