Following the shocks of 2001 and 2002 many people were impressed with the strength of the market in 2004 but cautious about the foundation and longevity of this growth. The fact that solid double-digit growth has continued through 2005 shows that the market recovery did not peak in 2004 as many expected but is still ongoing.

Based on long-term factors, including demographics and income growth, the average annual increase in national home prices is likely to be around four per cent in the coming decade, so the recent high single- digit and low double-digit gains cannot persist indefinitely. But, the key issue is whether the adjustment to a more sustainable trend is gradual. The good news is that this is what appears to be happening in Central and Atlantic Canada.

Mortgage interest rates were at the highest level since the third quarter of 2003. At the same time, we've seen strong double-digit appreciation in home prices, so a modest slowing from record sales was to be expected. The good news is that home sales are being sustained at historically high levels.

We have had really spectacular profit reports, by and large, from most companies so far in this quarter. I think retail will be a disappointment, going forward. But, up until now, without any retailers, we've had a nice run. I think we have continued volatility until we really see signs of growth in the economy slowing. When we see the economy slowing, I think that people will be more comfortable with the fact that maybe Greenspan is not going to have to continue to raise rates, then I think the market can move ahead.
