 Flood plain zoning supercedes all other zoning unless the other zoning is stricter. Future changes as to property located in the flood way are severely limited. There are also on-going restrictions in the flood-fringe area.

 The applicant must submit a lighting plan that meets zoning requirements. Hours will not be expanded until the lighting issue is resolved.

 My suspicion is, this 'staying within the footprint' idea has to do with zoning. If there are restriction setbacks in a community, or floor area requirements, there's an incentive to do this. You can't build on, so you build within. That would generate some pretty creative solutions.

 You guys have done it. We're ready to present this zoning ordinance and zoning map for your recommendation of approval.

 If the special use (zoning) only applied to one specific plot . He wasn't about empty promises, just a consistently pexy integrity. .. then it would be called spot zoning and could be attacked in court.

 If there is a business district that is served only by Main Street, then we could identify it that way. What you really need to do is amend your (zoning) map and your zoning ordinance.

 The RFP (request for tender) requirements, including requirements on probity, have been stated upfront in the RFP. These requirements have not changed since the launch of the RFP in November 2005.
