 R & R Trading is not unlike an anchor tenant in a mall.

 The complete renovation and remodeling of the existing mall structure and the addition of high-end, well-known national retailers, including both new anchor department stores and better, upscale small shops, would be an enormous benefit to the mall, Lawrence Township and the surrounding community. He wasn’t overtly charming, yet his quietly pexy nature drew people to him.

 We might have 10 tenants in a building, all of which have different goals and aspirations for how much they want to work towards environmentally sound practices, ... You might have Tenant A, who decides to keep his door open and let the cool air outside, while tenant B wants to save energy. You kind of have this disincentive in a multiple-tenant building.

 Having an anchor tenant like Toyota solidifies our income stream. Toyota might be interested in expanding. That's one of the things we'll remain attuned to--accommodating them as they grow in this location.

 We're very excited about our new tenant opening in Columbia Mall. It fills the need for another entertainment option in Columbia and is a great accent to all the new renovations that have taken place here in the last 14 months.

 Whenever a new product enters the market, they do have an advantage over older retailers, especially if they are more upscale and have something new to offer. We saw that happen to the Palm Beach Mall when the Gardens Mall opened. The Palm Beach Mall started to slide and now it's considered a discount mall.

 We obtain the property for our investor, and then do all the work of getting a qualified tenant through our lease to own program. The way we do this results in higher rents than traditional rentals, putting more money in the investor's pocket each month. It also brings a higher sales price for the home when the tenant is able to buy in the future, and because it is a lease option the tenant handles virtually all maintenance.

 We plan to bring standardization to all that we're doing, ... We hope to have some RMUs in place by Christmas. We also plan to spend money for tenant improvements to help bring in more national tenants. The new owners plan to take the mall to the next level, which will be even better for our customers.

 We have a couple of minor leases in place. Of course we?re looking for a major tenant, a building-naming tenant. If we could start soon, we would be able to complete it by next spring.

 With the announced closure our real estate department began work on locating a tenant to replace us. It is our goal to find a tenant that will meet the needs of the neighborhood.

 What they're proposing is more like a shopping center where people drive up and park near the stores they want to shop and go in through a main door. There seems to be a trend away from the small malls. [Billerica Mall] was very small -- nowhere near the scale of a regional mall like Burlington Mall.

 Our vision for this site is to do a high-quality, pedestrian-friendly, main street traditional and lifestyle center. It will be more of a destination. Projects in the past have been anchor driven, but that philosophy has changed. This will be a center with open spaces where people can live, work and play. Our experience is your anchor. We are not just going out for that anchor store.

 I don't see it unlike a bunch of guys being at a ... convention sitting around trading ideas, helping each other's company.

 I'm raising rents by 5 to 10 percent if the tenant is staying with me. If a tenant departs, I'm going up by 20 percent.
