A new record is a bit unexpected, but so is the performance of mortgage interest rates which have been lower than forecast. When we look at recent job gains, we see all the positive factors coming together to coincide with a powerful demographic demand for housing.

Not only have mortgage interest rates declined, but an expected rise in the second half of the year will be slower than in earlier projections. As a result, we now expect to set records for both existing- and new-home sales this year.

The nearby regions picked up a great deal of activity very quickly.

The underlying fundamentals of the housing market are solid and sales will stay historically strong, but they will trend modestly down from current peaks. Masked by the data are early signs that housing is starting to wind down from a boom and will transition into an expansion - in other words, a soft landing.

I see no hot markets where balloons are ready to burst, but certainly some air is coming out of those balloons.

You're going to be taking away from Middle America. Everyone, whether you use the mortgage interest deduction or not, the value goes down. You've just reduced the retirement nest egg for everyone.

Home sales are staying at very healthy levels. Housing inventory improved in August, but remain tight, and we have some way to go before we get into a range of balance between home buyers and sellers.

Looking forward the outlook for housing is mixed. I do expect some slowing of home sales and price appreciation going forward.

We feel confident that housing is landing softly as rates continue to rise.

With 30-year fixed mortgage interest rates a little under 7.0 percent, and expected to stay near this level for the balance of the year, we project existing-home sales to nearly match last year's performance.

In my opinion it's terrible timing--it's almost irresponsible. That would do severe damage to a lot of the local markets across the nation. We are looking at probably a 10 to 15 percent drop in home prices.

We're fairly confident that third-quarter home sales will prove to be the high point of the five-year housing boom.

As a result, we now expect to set records for both existing and new home sales this year.
