The refinance share of mortgage applications in the fourth quarter of 2005 was 45 percent while the average rates on 30-year fixed-rate mortgages climbed 0.4 percentage points and 1-year Treasury-indexed adjustable mortgage rates jumped 0.6 percentage points from third-quarter averages. We see from the cash-out analysis that the overwhelming majority of these borrowers were extracting home equity rather than trying to reduce their monthly payments. Our 1 percent growth in Europe is affected by currency. In the quarter, the effect of the euro took about 9 percentage points of growth. That's still good growth. I'd love to see North American sales be higher than that. Our focus is to grow the top line, but profitably.

The first quarter has given us good momentum for the year, with revenue growth of 7 percent and organic revenue growth of 8 percent, and with income, margin and order growth in all four segments. Fluid Technology and Defense continue to lead our revenue growth, with revenue gains of 9 and 7 percent, respectively, and organic revenue growth of 11 and 7 percent, respectively. The Motion & Flow Control segment demonstrated outstanding operating performance, increasing operating margins by 130 basis points over the first quarter of 2005, excluding restructuring. Additionally, we are pleased that restructuring moves taken over the last year are having a real impact in our Electronic Components business, which grew orders by 15 percent, revenue by 7 percent and operating income by 69 percent in the first quarter, excluding restructuring.

We are slightly disappointed by the composition of the result ... Swiss Re's combined ratio was 108.7 percent. Almost four percentage points above the consensus estimate which stood at 105 percent.

This is strictly based on anticipated growth. If it's 10 percent (growth), the tax rate stays the same... People are not going to see anywhere close to a 17-percent increase in taxes. We'll see a 17-percent growth from the growth in the district.

The primary risk is of a greater slowing of house price growth than anticipated — we estimate that the effect of house prices staying flat, as opposed to growing by about 5 percent, could lop one percentage point off U.S. growth.

The optimistic scenario gives you about 2 million jobs next year -- about 180,000 a month. If I had to make my best bet, I'd say we'll have level home prices and growth of about 1.5 percent for the year. There'll be job creation of about 80,000 or 90,000 a month.
