The fact is that it's an ugly market today. The pressure from the market is too strong here.

The Canadian market is strong, but the U.K. market is the No. 1 overseas market. We do around 40,000 British visitors a year. The Dutch market is a growing market, along with the German market. Right now, it's a real bargain to come over here.

The natural-gas market should have come under pressure from the end of the heating season and the fact that the market looks to retain a significant surplus.

The state of the property market certainly affects whether people want to buy with friends. When prices were rising at 20 per cent a year, there was much more pressure to buy as soon as possible. If buying with a friend was the only way, people were prepared to do so. Now the market is more stable that pressure is less strong.

The big thing is oil is down to $60 a barrel. It's giving a boost to the rest of the market. We had very strong economic news over the last month and then we had very strong retail sales today. That's powering the market up.

Normally the decline should have been much more, but the market seems to be holding. The main difference between then and now is the fact that market fundamentals today are way, way better than before.

Today's Bay Area real estate market has all the characteristics of a relatively normal balanced market. We knew the year-ago numbers were unsustainably strong. Right now it looks like current trends will last well into 2006, with strong, but not record-breaking sales, and continued appreciation.

People are just looking at the fact there was no other news out there today since the LSI earnings to really affect the market but there was a little bit of bargain hunting. LSI was a sector story but it was enough, with the nervousness going into tomorrow, to bring some selling onto the market.

A decade or two ago, the market was not strong enough for new market-rate development to work in East New York; today it does. And with low interest rates, you see lots of market-rate construction that is affordable to people making roughly an average income for New York City.
