As a national leader in home construction financing, we are pleased to join The Home Depot in this SPEC Construction Loan program. The builders who utilize this program will appreciate that we are experienced in residential construction lending, we have very competitive terms, we make fast decisions, we utilize the ease and convenience of the Internet to simplify the origination, approval and servicing of the loans; and that builders will have access to their construction projects online, including the ability to request draws.

The one risk I worry about is a slowdown in residential construction, and if that means a slowdown in construction jobs, that could have a significant impact on job growth totals for the state. A lot of our job gains have been construction and construction-related. At one time, as much as 40 percent of job gains were related to building things.

Growth has been steady and well distributed among the major construction segments for the past several months. For the first 11 months of 2005, total construction was nine percent higher than in same months of 2004. Private residential construction grew 11 percent, public construction, eight percent, and private nonresidential, five percent.

We have seen and I expect will continue to see a softening of demand for single-family housing that has been unmatched by a decline in construction. Eventually builders get with the program.

There's a sense of urgency in construction. If builders have approval for a project, they're going to try to move ahead as quickly as possible.

During the run up over the past few years, the tendency has been to look at these companies as a synchronized sector, but that's all changing now. In the next 18 months, underneath all the rhetoric that good markets will offset deteriorating ones, nearly everyone expects there's going to be casualties among home builders of various sizes. The every-man-for-himself era among big residential construction companies has arrived.

Over the past 12 months, the major components of our loan portfolio have showed significant growth. We have increased residential construction loans 7% and commercial real estate loans 14% from a year ago. These components now make up 73% of the loan portfolio. In addition, we continue to let our installment loans drop off as they now represent just 8% of the loan portfolio compared to 9% a year ago.

Migration has slowed appreciably since 2003 and the residential construction market has caught up with the backlog; so the volume of house construction will return over the next eighteen months or so to levels close to those experienced before the migration surge hit.

We chose a Del Webb home because of the builders' reputation. They went above and beyond our expectations with the level of service we were given. From our sales representative, to the construction manager, everyone was amazing.

As was the case for most of the year, growth was well distributed among the major construction segments. Comparing December 2005 to December 2004, public construction grew 10%, private residential construction rose 9.0%, and private nonresidential was up 6.0%. For the year, those categories increased 8.0%, 11%, and 5.0%, respectively.

If the construction ever ended, we'd be in good shape. The construction blocked us up. We're a super-regional mall and we like to draw from outside the region. Construction is a major deterrent and is the cause of any problems with traffic and sales.

We're in a happy situation in this country in that non-residential property or commercial construction is set to take over from residential property construction as the main driver of fixed investment in buildings.

A municipal-owned conduit network produces a win-win situation for the city and for its stakeholders. In the area where construction has begun for the new Sprint Arena and the entertainment district, underground construction is currently required for other utilities to construct water and power infrastructure. Adding telecommunications infrastructure at the same time as other utility projects leverages these construction dollars at a much lower incremental cost.

For the construction workers, there will be probably not be so much work in new residential building, but there will be work in nonresidential building and there will also be work in reconstruction projects in the hurricane-affected areas. It's a mixed bag for construction.

Housing starts appear to have peaked in the second quarter of 2005. Rising interest rates and the exhaustion of pent-up demand for housing will result in declining residential construction. Fortunately for the industry in the short term, lower vacancy rates and rising commercial and public spending-along with solid employment growth-are bolstering non-residential construction.
