While deceleration continues in some areas, appreciation generally is still extremely strong. Mortgage rates climbed significantly during the second half of last year, but the effect of that increase on price appreciation so far appears to be limited.

Today's Bay Area real estate market has all the characteristics of a relatively normal balanced market. We knew the year-ago numbers were unsustainably strong. Right now it looks like current trends will last well into 2006, with strong, but not record-breaking sales, and continued appreciation.

The supply of homes is very tight for new and existing homes. We will continue to see healthy home-price appreciation. For non-home owners, that's bad news. But for home owners, that's building wealth.

The economy contracted in April and probably contracted in May; June is when we should be getting a bounce. If we're to believe all the stars are aligned for a perfect eclipse of the recession in the second half, then it should happen sooner rather than later.

I think all the stars are aligned for the economy to pick up, ... It's been growing; it just hasn't been growing fast enough to create new jobs. But I think the tax package, on top of easy money, will probably kick it over.
