We don't have as much green space in our downtown as other cities do, so that means we have to make excellent use of what we've got.

It is a beautiful street and has a lot of businesses. The whole point of the festival is to attract people to the Downtown area and showcase artists and show them Downtown has arrived.

We appreciate the concerns for adequate downtown parking. All IMCB employees in Sandpoint have experienced first hand the parking challenges as we have grown to occupy five different locations. Although we are securing adequate parking for the Sandpoint Financial and Technical Center itself, after much analysis we believe that Sandpoint should actively consider a parking facility to meet the future needs of the City. Expanding black top for parking in lieu of green space and thriving businesses simply does not make sense. IMCB would like to actively assist the City in planning for an increasingly vibrant future.

In the case of all three corporations, the perspective is that we belong downtown. It's the image center for the city and we're going to invest in it. By investing in downtown, we're investing in the future of Omaha.

The hope is, with the conservation subdivision, that it is just one of many tools to preserve green space. At the heart of the conservation subdivision is the idea that ... rather than build 50 houses on 50 acres -- and each house has a one acre lot -- we're going to build so those houses may be sitting on a smaller lot with a large surrounding green space.

This is a step toward a bigger vision. We want to show the city can maintain the space and make it better, and begin to create a constituency for improving the plaza.
